Booking & Payment - Full payment is required at the time of booking to confirm your stay.

Cancellations -  Full refund if cancelled 14 days or more before arrival. No refund for cancellations within 14 days of arrival.

Check-in / Check-out - Check-in from 4pm  Check-out by 10am (unless agreed otherwise).

Use of Property - Maximum occupancy as booked. No parties, events, or commercial use without permission. Guests must follow house rules.

Damage & Liability -  Guests are responsible for any damage or excessive cleaning costs. The owner is not liable for personal injury or loss of belongings, except where required by law.

Data & Law -  Personal data is handled in accordance with UK GDPR.  Governed by the laws of England and Wales.
